Scope — is the whole job in there?

Every damaged area from the loss is addressed, not just the obvious ones
Tear-off / demolition of damaged materials is listed
Debris disposal & haul-off (dumpster, dump fees) is priced
Detach & reset of fixtures, cabinets, and HVAC in the way
Drying / water mitigation is included on water losses
Paint of adjacent surfaces so the repair doesn't look patched

Pricing — can you actually compare it?

Firm unit pricing and quantities — not lump sums or allowances
No 'TBD', 'by others', or 'as needed' hiding future cost
The total is in a believable range vs. the other bids (not suspiciously low)
For insurance work: bid compared line-by-line to the carrier estimate

Exclusions — what's being pushed back to you?

Permits & inspections are included (not excluded to your account)
Code-required upgrades are priced (ice-and-water shield, GFCI, egress)
Containment & dust protection for occupied units
Daily cleanup and final cleaning are covered

The contractor — can they finish it?

Active license, liability insurance, and workers-comp verified
Written workmanship and materials warranty
A realistic timeline / schedule in writing
References or past jobs of similar size and type

Before you award

You're comparing on normalized cost — what each bid would cost at full scope — not the headline price
The recommendation is documented so it survives a board or ownership review
