A supply line lets go overnight. By morning there's water in three rooms, a restoration crew is on site with fans and dehumidifiers, and a week later you're holding an emergency mitigation bill for a few thousand dollars. You're a property manager, not a restoration technician — so how are you supposed to know if that number is fair? After 26 years around this work, here's the honest framework.
Every water bill comes down to four things
Strip away the jargon and a water-mitigation invoice is built from four decisions: the water category (how contaminated it is), the class (how wet the space is and how hard it'll be to dry), the equipment (air movers and dehumidifiers) running for a number of days, and the labor. Get those four right and the total stops being a mystery.
Category — decided by where the water came from
Category 1 is clean water from a sanitary source (a supply line, a tub overflow). Category 2 is 'gray' water with some contamination (a washing-machine discharge, a toilet overflow of water only). Category 3 is 'black' water — sewage, or ground/flood water — the highest risk. The category drives whether soaked materials can dry in place or have to be removed and thrown away, which is a big swing in cost.
Class and drying days
The class is about how much water and how hard it is to remove — a small spill dries fast; a saturated space with hardwood or plaster takes far longer. Most jobs run three to five days of drying, with four days being a fair middle. Dense materials, trapped water in wall cavities, and cabinets all push it longer, and each extra day is more equipment rental and more monitoring labor.
Is the equipment count reasonable?
Air movers are placed by the affected floor area plus the wet walls; dehumidifiers by the volume of the space — but here's the part that trips people up: when a loss spans several separated rooms, each drying zone needs its own air movers and dehumidifier. So a multi-room loss legitimately runs more equipment than the whole-space math suggests. Too little equipment means the job won't dry (and mold risk climbs); more units across separated areas is expected, not padding.
What should have come out
On a Category 3 loss, porous materials the water touched — carpet, pad, drywall, insulation — are normally removed and disposed of. On cleaner losses, sometimes just a saturated pad. If a bill has heavy tear-out on a clean Category 1 job, or none on a sewage loss, that's worth a question.
